How it works
- Add a property: name it, pick the country, enter the assessed value.
- For Norway add the municipal promille rate, the reduction factor and the bunnfradrag; for Sweden add the takbelopp for your income year.
- Add any other yearly fees, the energy cost and how long you plan to hold it.
- Read the table and the findings underneath: the tax, the yearly total, and the two places the arithmetic usually goes wrong.

How to set up & use
- Buy the license — your key (lic_...) appears on the order page and in your email.
- Sign in at app.synoriaai.com with your license key.
- No installation — the product runs in your browser, on your own isolated instance.
- 1. Open the tool and give your first property a name, like 'Oslo flat'.
- 2. Choose the country (Norway or Sweden) and enter the property's assessed value, the municipal rate (promille for Norway), and the deduction amount (bunnfradrag) if applicable.
- 3. Click 'Add property' to see the calculated Norwegian property tax, with the reduction factor applied first, then the deduction, then the rate.
- 4. Add a Swedish property the same way, entering its assessed value and the annual cap (takbelopp) for the municipal fee.
- 5. Review each property's cost separately; the cross-border total is only shown if both are in the same currency, otherwise it's labeled as unavailable.
Frequently asked questions
Does the tool store my property data or send it anywhere?
No. All values you enter are processed locally in your browser and are not saved or transmitted to any server.
What happens if I enter a Norwegian rate above 4 promille?
The tool rejects it and shows an error, because that rate is outside the legal residential band and no one can actually be charged it.
Can it convert between Norwegian kroner and Swedish kronor for a combined total?
No. It refuses to add the two currencies without an exchange rate, so it will label the cross-border total as unavailable rather than give a misleading number.
